As founder of JL Property Management, I can draw on 10 years’ experience in all aspects of Property Management, from customer care on ‘new build’ residential to full management on commercial properties.
For over eight of those ten years I worked for a well- respected Coventry Company where the impact of the last recession proved to be tough (as it was in all sectors) and the consistently clear brief was to try to “drive rents up, minimise voids, and keep expenditure down” across a sizeable Portfolio of Commercial, Industrial and Residential properties, whilst maintaining all mandatory legislation and compliance. These were challenging times but it was a strategy that stood me in good stead and it is this ethos that I continue to work by.
Of course, I fully acknowledge and believe that working alongside a strong team of professionals (agents, solicitors, accountants, contractors, etc.) is a vital ingredient to good Property Management.
The following shows a selection of some of the more diverse situations that I have successfully dealt with during that time;
- Working simultaneously with several local authorities in order to successfully resolve a major flooding problem affecting houses and families in North Warwickshire.
The key: Dogged determination!
- Managing the ‘rental to sale’ strategy of multi-tenanted residential and industrial properties to ensure voids were minimised throughout the process and the potential sale remained attractive to purchasers.
The key: Effective and regular communication with all involved!
- Carefully managing various insurance claims resulting in significant pay outs on vacant industrial units.
The key: Rigidly sticking to insurance requirements on void properties!
- Identifying an unintentional overcharge by contractor resulting in a refund running to £££’s
The key: Detailed investigation and attention to detail during Reconciliation of invoices.
