Co-ordinated Property Management

Full Property Management

  • Co – ordination with all relevant professionals ie solicitor, accountants etc

Facility Property Management

  • Facility Management – ensuring mandatory and existing Service Contracts are in place and that vital repair and maintenance is costed and implemented as and when necessary, with advice on additional requirements where appropriate
  • First point of contact for commercial tenants

Residential Block Management

  • Co -ordination of  cleaning, gardening, repair and maintenance etc of the common parts of residential blocks.
  • Service charge budget review with an emphasis on value for money whilst retaining quality service provision.
  • Administration of  the collection of ground rent, service charge, insurance and other payments due under the terms of the relevant agreements.
  • Liaison with accountancy professionals on Management Company accounts.
  • First point of contact for tenants/occupiers.

Insurance Management

  • Review of existing provision
  • Liaising with broker where necessary
  • Risk Assessment management – co-ordinated implementation of required actions by insurers
  • Claims management

Agent Liaison Management

  • Direct contact with sales/letting agents or existing Managing Agents to ensure clear briefing and also monitor efficiency.
  • Negotiation with the above on behalf of the client on all aspects where required (subject to prior agreement with client)

Project Management

  • Management of residential refurbishment or office fit out
  • Working with client on budget and timescales
  • Liaison with contractors/service providers
  • ‘View to sell’ review including identifying need for refurbishment or upgrade

Property Information Audit – all your property information in one central place

  • Collation of relevant information such as tenant details, lease details (break review dates etc) rental levels, facility management information (contractors, agents etc.) into a central Excel data base. This can be as bespoke as necessary and relies on provided information.
